Ranges reflect 2025–2026 pricing for the Charlotte metro and North Carolina. For comparison, Angi's Charlotte cost guide puts most local encapsulation projects between about $4,900 and $14,600. These are ranges, not quotes; the contractor's written quote after inspection is the number that counts.
Factors
What moves the price
- Square footageLiner, tape and labor scale with area. It is the biggest single driver.
- Height and accessUnder about 18 inches of clearance, everything takes longer. Brick-pier bungalows with tight access cost more per foot.
- WaterStanding water means drainage and a sump before anything else, often $2,000–$5,000.
- What has to come outWet insulation, old plastic, construction debris and the occasional dead animal all get removed and bagged.
- Wood conditionMold treatment, sistered joists or support posts are added only if the inspection finds them.
- Dehumidifier sizeLarger or taller crawl spaces need a bigger unit.
- PermitEvery closed crawl space conversion in NC needs one. Fees vary by county and are usually built into the quote.
Is it worth it
Vapor barrier or full encapsulation?
A vapor barrier alone stops moisture coming up from the soil, which is half the problem. In a Charlotte summer the other half comes through the vents: humid outdoor air that condenses on everything cooler than its dew point. If your symptoms are worst in July and August (sweating ducts, a musty smell, cupping floors), a vapor barrier alone will not fix them.
Full encapsulation closes both paths and adds active drying. It costs more up front and it is a permitted, inspected change to the house, which also makes it easier to explain to a buyer when you sell.
The inspection tells you which one your crawl space needs. Sometimes the honest answer is “fix the gutters and replace the plastic.”
